What is the land acquisition process?

How long can I lease the land?

Most popular term for foreigners is 25 years. But you can lease up to 75 years.

How to know if the land in reasonably priced?

Bali’s property market has been growing exponentialty for the past decade. Demand is increasing due to year-to-year dramatic increase in tourism and development of the island. Due to this heavy demand and high volume of transaction property prices increased by average 20% in most location, and up to to 40% in more popular regions like Canggu, Seseh and Bukit.

Despite this increased demand and prices, investors are still jumping at the opportunity to acquire property in Bali due to great return of investment and demand for luxury accommodation. Also you should take in account that 80% of land in Bali is overpriced, so you will need a lot of patience to find the right block.

What can you expect to pay for a leasehold land property in Bali (2021 January):

In some less popular areas a leashold land can be acquired for around US$6,000 for 100 square metres of land. Leasehold period 25 years.

In more popular areas like Canggu, Seseh and Bukit your can expect to pay from US$8,000 to US$15,000 per hundred square metres. Leasehold period 25 years.

The closed you get to the beach, the prices increase drastically up to US$19,000 per hundred square metres for a 25 yer leasehold period.

Note that these are leshold land prices and obviously a freehold property should cost a lot more.

Can I foreigner buy land on his own name?

Are there any extra fees or taxes?

You will have to cover notary fees for the transaction.

How can I lease land in Bali?

Land leasing (Hak Sewa) or the right to use the land (Hak Pakai) for a period of 20-30 years is a very popular and affordable method of acquiring land in Bali for foreigners. Rules and regulations allow foreigners to lease land in their own name without needing a local nominee. Leasing land in Bali is our recommended method for international buyers to acquire land in Bali. It is save and straight forward way.

What is the notary fee?

The notary charges 1% of the value of the transactions.

What documents I need to buy?

We will only need you passport copy and you signature.

Can I buy not being in Bali?

Yes you can. You will need to appoint power of attorney to sign the transfer of the deed on their behalf. It is not complicated and can be done remotely. Even you friend or lawyer can be appointed to sign on your behalf.
