What is the process of buying a pre-designed villa from you?
The process of buying one of our pre-designed villas is as follows:
- Choose one of our pre-designed villas you want to build.
- Customise decoration details and special requests if you have with our architects and finalise BILL OF QUANTITY.
- We assist you on leasing one of our suggested lands or help you find that suits your needs..
- We sign MEMORANDUM OF UNDERSTANDING and BILL OF QUANTITY at a notary.
- You make a 20% deposit.
- We start construction.
How long does it take to build one of your villas?
As a standard it take 10-11 months to build Bali villa.
What are the villa guarantees?
We offer guarantees on roof and construction up to 5 years. Also we ask for retention payment of 5% of project cost to be paid to us only after 180 days since we handover your villas. So you will have 6 month to make sure every small details is correct and working properly.
Is furniture included in your pre-desined villa?
Furniture is NOT included. But Bali is known for it carftsmen and their skills in making the best furniture for a very good price.
Can I transfer ownership to my villa to somebody else?
Yes it is very simple and straight forward. Our notary will advise and help you do this.
Is there any chance I can lose the property?
You can not lose you property. The leasehold title is placed under your legal name and nobody can come and take it from you. Only you have the right to use this property.
Can I foreigner buy a villa on his own name?

Are there any extra fees or taxes to build Bali villa ?
These are all inclusive packages so you won’t have any extra costs or fees for the construction.
What is the notary fee?
The notary charges 1% of the value of the transactions.
What documents I need to buy?
We will only need you passport copy and you signature.
Can I buy not being in Bali?
Yes you can. You will need to appoint power of attorney to sign the transfer of the deed on their behalf. It is not complicated and can be done remotely. Even you friend or lawyer can be appointed to sign on your behalf.
Do you guarantee that you will build Bali vila in time?
If we not deliver in time we will be paying a fee of 0,1% of the transaction value per day to you. Except if weather conditions prevent us to work. If that happens we will have to send proof with video of the conditions.

Depending on the size of your villa it will be 200$-400$ per month.
How can I rent out my villa?

How much can I make on my villa?
It depends on variety of factors like location, size, uniqueness and etc. We can guarantee 10% minimum ROI per annum, but seeing 15%-25% is also possible.
What changes can I make on your pre-designed villas?
You can adjust decorations but not structure.
What are the best areas to invest in?
By our own caculations where you can get the highest capital gains per 1m² is North Canggu and Uluwatu.
How long will it take to resell the property?
Depending on the market conditions and you price. If you price it fair expect to sell it in 2-6 month time.
