Finding Land

Finding a location that is attractive to potential renters or buyers is important for the success of the villa. Thats why that land chosen was close to Canggu in Tumbak Bayuh area, only 13 minutes scooter ride from the top hotspots Canggu has to offer. Its was a quiet and picturesque location with rice filed views and down sloping topography. Plot size was 3.5 are.

Soil Test & Topography

Before buying the land it is very important to make topography drawings to find out the exact dimensions and size of the lots. Some original drawings could be very old and not accurate. Also even more important to do soil test to determine the condition of the soil which directly impact the construction price.

Buying Land

Once we found he land we conducted due diligence of the land. Checked all the documents related to the land like: zoning, ownership, tax documents, access road and etc. After initial process confirmed that there are no issues with the land a letter of intent was signed between the seller and buyer and 10% deposit was sent to Notary account. Notary done its own checks and land lease agreement was prepared and signed along with the full payment of th land. Architecture & Design

Once the topography and soil test are done, villa design process started. Design was customised to the land dimensions and optimised to the lot size. The hole design process took only 3 months.
