What is the process of buying a pre-designed villa from you?

The process of buying one of our pre-designed villas is as follows:

  1. Choose one of our pre-designed villas you want to build.
  2. Customise decoration details and special requests if you have with our architects and finalise BILL OF QUANTITY.
  3. We assist you on leasing one of our suggested lands or help you find that suits your needs..
  4. We sign MEMORANDUM OF UNDERSTANDING and BILL OF QUANTITY at a notary.
  5. You make a 20% deposit.
  6. We start construction.

What ROI can I expect from my Bali villa?

It depends on variety of factors like location, size, uniqueness and etc. We can guarantee 10-15% minimum ROI per annum, but seeing 20%-25% is also possible.

Can I foreigner buy a villa on his own name?

What is the best areas in Bali to buy a villa for investment?

To get best returns for you investment location is key. Currently best ROI is observed in Canggu, Uluwatu and Seminyak area. Next in line are Sanur, and Ubud. Tourist prefer properties that are close to the beach and with easy access to restaurants, shops and popular hotspots. At the moment, a lot of new developments are going on in North Bali. With a planned second airport opening soon in the north of Bali it could be a smart move to invest before prices take off. Uluwatu is still underdeveloped in a sense of villa numbers. Uluwatu has the one of best views in Bali, there is a lot of opportunities there.

Are villas in Bali going up in value?

In the last 5 years Bali real estate market grew on average 18% and in some areas even 40%.

What are the payment terms?

You can pay for you villa on a monthly basis in equal percentages. Only the first deposit on the very first month of construction is 20% of the project cost, all other payment are equally distributed throughout the construction period. Last payment is paid on the handover of the completed villa and there is also a retention payment of 5% which you pay only after 180 days of the completion of the villa construction.

Wire-transfers and cash payment are accepted. Crypto currency is also accepted.

Are there any extra fees or taxes?

These are all inclusive packages so you won’t have any extra costs or fees.

Is it safe to buy a villa in Bali?

Yes it is quite easy to buy property in Bali safely if you know how the process works. Many foreigners use “nominee agreement” for buying a property. This is where a local Indonesian citizen is nominated to own/buy property on behalf of the foreigner buyer. It seems easy way to overcome the ownership problem, but we don’t recommend it, because the foreigner has no protection over the property. The nominee can jut run off with the property. Safest way is leasing the property for a extended period of time or setting up a foreign-owned company (PT PMA).

What are the villa guarantees?

We offer guarantees on roof and construction up to 5 years. Also we ask for retention payment of 5% of project cost to be paid to us only after 180 days since we handover your villas. So you will have 6 month to make sure every small details is correct and working properly.

Do you guarantee that you will deliver in time?

If we not deliver in time we will be paying a fee of 0,1% of the transaction value per day to you. Except if weather conditions prevent us to work. If that happens we will have to send proof with video of the conditions.

How long will it take to resell the property?

Depending on the market conditions and you price. If you price it fair expect to sell it in 2-6 month time.

What documents I need to buy?

We will only need you passport copy and you signature.

What is the first deposit for building a villa in Bali?

For developers to start building it is usually you should put down 15%-20% down payment to start.

How to pay for your property in Bali?

We advise you not to pay directly to any developers or seller in Bali without a notary service. The most secure way is to pay through a notary escrow account.

What changes can I make on your pre-designed villas?

You can adjust decorations but not structure.

Can you start building Bali villa without IMB Permit?

You can start construction only then when you summited all the required document for the IMB permit application. Once you do this your get registration papers and you can begin construction while the permit is being issued. It can take up to 6 months.

Is it possible to buy land on the beach?

Yes there are a lot of properties for sale on the beach, but most are further from the touristic hotspots like North Bali. Beach plots of land in popular areas like Canggu and Seminyak usually are overpriced and hard to get.

If I buy a Bali villa from you can you arrange a notary?

Yes, we work with out trusted notary all the time. We will take care of everything.

How about taxation?

If you want to rent you villa, you need to get “Pondok Wisata” a renting license. By getting this you will also receive your tax identification number to declare your rental income and pay your Indonesian taxes. Many villa renter never get this though.

Return of Invest - how many years?

This number depends on so many factors in Bali. Most important is the location of the land and its proximity to the beach, restaurant and shops. You can expect best ROI in Canggu, Seminyak and Uluwatu areas.

Second factor is the price of the land and construction cost. Many villas in Bali are overpriced, you should always negotiate and compare price quotations from multiple contractors.

Third aspect is the design and exclusivity of the property. You need to stand out with your villa in Bali. It is a huge market and to get the best ROI you have to be unique.

Is it best to use a local real estate agent when buying a villa in Bali?

Do give yourself the safest buying experience it important to find a reliable agent or real estate agency that are familiar with current trends and the laws. A good agent will make due-diligence and will find you a good notary for the transaction process. Notary is very important in the buying process.

Can I transfer ownership to my villa to somebody else?

Yes it is very simple and straight forward. Our notary will advise and help you do this.

Is there any chance I can lose the property?

You can not lose you property. The leasehold title is placed under your legal name and nobody can come and take it from you. Only you have the right to use this property.

How long does it take to build one of your villas?

As a standard it take 10-11 months to build one of our villas.

What is the notary fee?

The notary charges 1% of the value of the transactions.

Can I buy not being in Bali?

Yes you can. You will need to appoint power of attorney to sign the transfer of the deed on their behalf. It is not complicated and can be done remotely. Even you friend or lawyer can be appointed to sign on your behalf.

Can I rent my villa?

Of course! Most people only build for this purpose only. It is more profitable to rent out your villa and get constant income than build and sell it right away.

Do you need to make traditional Bali villa construction ceremonies?

It is advisable to make two ceremonies for your construction project. One before and the other after the end of construction. It is local tradition and it is recommended you honor it. One ceremony for one construction site cost about 4.500.000 IDR.
