Obtaining Financing in Bali

Not that long ago obtaining financing for Bali villa in Bali for a foreigner in Indonesia was almost impossible. The main reason was that foreigners can not own property in their one name. Usually foreigner who want to obtain a HAK MILIK (freehold title) need to use a local “nominee” to “borrow” their name for the deed documents of the property. Because of the discrepancies of the in the name of the document Indonesian bank are not comfortable in such arrangements.
Obtaining Financing For Bali villa
With the introduction of Hak Pakai (right to use) foreigners are now own land in their name for a pre-determined length of time. These leasholds usually from 25 years with option to extend to 75 years. This structure is the best option currently for foreigner to own land in Indonesia with their names on the deed. Whit this expats should have no problems obtaining Financing For Bali villa.
Foreigners can apply for Indonesian Property Loan (IPL).
Features of the IPL:
• Available in USD$, AU$, and IDR.
• Minimum $12,000 and maximum $450,000
• Minimum deposit 40% of the property value.
• Maximum loan period 10 years.
• Intrest rate varies based on cost of funds
Eligibility
• IPL is available for foreigners currently residing in Indonesia.
• Only residential property are considered.
• Loan should be in the the name as the property is registered to.
• Borrowers can only apply to one loan.
• Show ability to meet financial commitment.
Property Valuation
Property valuation should be done by borrower, the lending bank will assign a valuation company of their own discretion.
Notary Charge

Payment Options
Payment are paid monthly. Partial or full payment can be made at any time prior loan maturity.

Currency exchange rate fluctuations should be considered.
Additional bank requirement
Borrowers must sign “Upfront Surrender” with the bank to process property repossession in aa event of a borrowers default.

YOUR PROPERTY MAY BE REPOSSESSED IF YOU DO NOT KEEP UP WITH YOUR PAYMENTS ON YOUR LOAN.
A FOREIGNER MUST BE IN INDONESIA AT LEAST ONCE EVERY 12 MONTH IN ORDER TO AVOID THE LAND TITLE NAME TO BE CONVERTED FROMN FOREIGNERS NAME TO GOVERNMENT OWNERSHIP.
