Where to buy villa in Bali?

Choosing the the right Bali villa location to build your villa is one of the most important things to consider. The cost of building and the ROI% differ. Bali is gorgeous tropical island with an area of 5,780 square kilometers, full of jungles, 4 volcanoes, beautiful lakes, wooded valleys, black sand and white sand beaches, cliffs, turquoise water and most importantly warm cultural people. It is all very special.

Your priorities should determine your Bali villa location. Do you prefer soothing beautiful calm nature or city life, with shops and schools? Are you planning to live here and if you are, do you have kids? Do you wish to make a great investment and rent out a holiday villa to someone for some passive income?

The main cities around Bali are Seminyak, Kerobokan and Canggu, all of these are close the international airport, picturesque beaches with amazing sunsets, great restaurants, luxurious shops, beach clubs, night clubs and various activities for the whole family to enjoy. This southern part of the island hosts 80% of all tourists in Bali. It is also the starting point of all tourist excursions for this gorgeous island making it a great place for real estate investments.

Prices of land and property vary greatly depending on the area you are looking into. Tourist areas like Seminyak, Canggu and Ubud tend to be expensive. Move away from the center a little bit and you’ll see prices drop. Canggu, for example, has seen massive growth in the last decade and the tourist area is expanding and expanding which gives great options to invest in a property that is not in the tourist center of Canggu but just outside. However, you must always choose your location wisely! If you are planning to rent out your property, make sure the property is not too far from the beach or other hotspots or you’ll face difficulties in getting bookings. Always remember, tourists will love your Bali villa location for the same reason you will love it.

Bali villa location trend are changing. Places that once was the hotspots like Sminyak and Kuta are getting crowded and noisy. More people are looking for less crowed regions. As of currently perhaps the most popular are the most expensive areas for new villas are Canggu, Seseh areas. These areas especially Seseh are getting popular very fast and prices are showing that. Other regions are also starting to show increas in intrest like Uluwatu. Uluwatu is still quite underdeveloped in sense of villa numbers. Also there are plans to open a second airport in the north of Bali, making places like Lovina and Amed also more attractive and affordable as the new up and coming Bali villa location.

Seminyak/Kuta: not so trendy or fashionable anymore, but still a lot of beach clubs, dining & shopping locations and a lot of crowds.

Canggu. It is an incredibly fast-growing sector of this general area. Canggu is a district that is next to Kerobokan with lovely beaches (Batu bolong and Echo beach), rice fields and properties with a reasonable price. The quality of this amazing place has made it one of the most popular destinations on the planet. Many young families come to live here as the fashionable atmosphere, healthy food and nightlife places are something to enjoy all year long.

Only a few minutes or driving by car or scooter away are even more quiet and easily accessible districts of Asamn, Babakan and Padonan. They are situated a bit deeper within the island and are only 10 minutes away from the shore. Real estate is even cheaper here making it an amazing place to settle in or to invest and benefit from rental returns.

Surfing, nightlife, yoga, trending, weekend markets, beach clubs, sunsets and hipster cafes.

Ubud: cultural hub, spiritual, yoga, raw food, vegan, shopping, dining, nature, rainforest.

Sanur: laid-back, families, villas are high in demand as there aren’t so many in the beach area, Sunday markets, kid-friendly, sunrises, watersports.

Uluwatu: surfers, beach and rock bars, multiple beaches, awesome scooter drives along the coastline, sunsets, yoga, restaurants.

Kerobokan. This city, just north of Seminyak is also dominated by beautiful beaches and thanks to many expatriates who developed most of the city tourists can enjoy a world class tropical holiday. If you are lucky you can find rice fields there. It is mainly a residential area full of villas and 2 international schools that most expats are attracted to. There is also a French famous bakery. Whenever you wish to go to the beach in will the just 10 minutes of walking away. Villas and other houses are affordable making this area the place to live. Also many investors benefit from renting out villas as the build price is quite cheap.
